For the Yaroslavl Millennium: “Tashir” Shopping Centers, Offices and Hotels
The “Tashir” Company will have the largest number of shopping spaces in Yaroslavl by 2009. This is the conclusion of marketing specialists at the London Consulting & Management Company, which conducted a study of the shopping center commercial real estate segment in Yaroslavl and forecasted its development in the next two years.
According to experts, the shopping center market in Yaroslavl is at the peak of its development, and the properties are practically equal in quality to those in Moscow. Today, a variety of shopping centers exist in Yaroslavl: from covered markets to super-regional shopping and entertainment centers with “boutique” level tenants. At the same time the level of supply continues to grow thanks to the projects announced for the next two to three years, designed to coincide with the city’s millennium celebrations, and which are being primarily built by European players.
The total amount of quality shopping space in Yaroslavl today is 220,400 sq m. During the first half of 2008, two new shopping centers were opened with a total area of 31,000 sq m, of which 24,000 sq m belonged to the “Rio Grande” shopping and entertainment center and 7,000 sq m to the “Carousel” hypermarket network. According to some forecasts, by the end of 2008, the supply of shopping space in the shopping centers will reach 263,650 sq m with 74,250 sq m to be newly commissioned. And 95,825 sq m are planned for commissioning in 2009. Thus, by the end of 2009, there will be 359,475 sq m available on the market.
The “Tashir” Company will commission more than 100,000 sq m of new shopping space. Currently the “Pharaoh” shopping and entertainment center operates in Yaroslavl, commissioned in December 2005 with an area of 30,000 sq m. Commissioning of the second phase of the “Pharaoh” is scheduled for the second quarter of 2009, and will have the same area. Moreover, a second “Rio” shopping and entertainment center, with an area of 45,000 sq m (the first complex has a similar area) will be built.
In addition to the shopping spaces, by the 1000th anniversary of Yaroslavl, “Tashir” will also commission the “City Park” with two office centers, a hotel complex, a concert hall, a fitness center, and a park zone. All buildings of the complex are equipped with parking lots, with the hotel and office complex having underground parking lots. The total area of the project is 300,000 sq m.
